The patented Dezervator is the clearest example of an innovative engineering approach. The system will transport residents and their vehicles directly to private garages within their residences, eliminating the need for valet service or traditional journey through a parking garage and separate passenger elevator.
Integrating the system into a 62-story tower affects the building’ s structural core, elevator shafts, power requirements, fire protection, ventilation and circulation. The garages themselves must also function as part of the residence while meeting the safety and performance standards of an enclosed automotive space.
The same level of technical consideration applies to the building’ s outdoor living areas. Private pools and kitchens on every balcony add significant weight and introduce drainage, waterproofing and maintenance requirements across the full height of the tower. Oversized terraces and floor-to-ceiling glass must also be engineered to withstand the wind and exposure of an oceanfront site.
